If you're buying, selling, or insuring a home built before the mid-1970s in El Campo or the surrounding Wharton, Fort Bend, Jackson, Victoria, Lavaca, Matagorda, or Colorado counties, you may have run into two phrases that can stall a closing or spike an insurance quote overnight: aluminum wiring and knob-and-tube wiring.
Neither one automatically means your house is a firetrap. But both are taken seriously by insurers, home inspectors, and — if you're the one living with it — they deserve to be taken seriously by you too. Here's what each one actually is, why it matters, and what your real options are.

Yes — but not for the reason most people assume. Aluminum itself conducts electricity safely. The danger comes from how its connections behave after decades of heating and cooling: homes wired with it carry a documented, much higher risk of fire-hazard conditions than copper-wired homes. Here's why.
From roughly 1965 through the mid-1970s, copper prices spiked and builders across the country switched to aluminum wire for standard 15- and 20-amp branch circuits — the everyday circuits feeding your outlets and lights. Roughly 1.5 million U.S. homes were built with it during that stretch. Homes built before 1965 are unlikely to have it; homes from that window very well might, and so might any home that had circuits added or rewired during those years.
One distinction worth knowing before you worry unnecessarily: this concern is specifically about solid, single-strand aluminum branch-circuit wiring — the kind run inside walls to outlets and switches during that era. Stranded (multi-strand) aluminum wiring, commonly used today for service entrance cables and large 240-volt circuits like a range or HVAC unit, is a different product with a much better track record and isn't what this warning is about. If your home's main service cable is aluminum, that alone isn't a red flag — the real question is what's running inside the walls to your outlets and switches.
Here's the part that matters most: the aluminum wire itself isn't really the problem — the connections are. Aluminum expands and contracts more than copper as it heats and cools, and it forms a thin oxide layer that resists electrical flow. Over years of ordinary use, that combination causes screw terminals and splices to loosen. A loose connection means resistance, resistance means heat, and heat can lead to arcing — which is why aluminum wiring failures typically start at an outlet, switch, or junction box rather than somewhere hidden deep in a wall.
This isn't a fringe concern. A national survey conducted by the Franklin Research Institute for the U.S. Consumer Product Safety Commission found that homes built before 1972 and wired with aluminum are 55 times more likely to have one or more outlet connections reach "Fire Hazard Conditions" than homes wired with copper. One honest caveat worth knowing: that survey looked only at connections at outlets. It didn't cover the other splices and junction connections in a home — which are also prone to the same failure mode. So if anything, the study captured a narrower slice of the problem than what actually exists in a house.
That 55x figure is exactly what insurance companies are looking at when they ask about your wiring on an application. In Texas, most major carriers now flag aluminum-wired homes, and responses range from surcharges in the 10–50% range to declining coverage outright without documented, CPSC-approved remediation.
The CPSC specifically flags these as reasons to call a licensed electrician right away — not to inspect it yourself:
• Warm or hot cover plates on switches or outlets
• Flickering lights, especially when it isn't storm- or utility-related
• A burning or "hot plastic" smell near outlets or switches
• Sparking, arcing, or crackling sounds at a switch or outlet
• An outlet, light, or entire circuit that suddenly stops working
One thing that makes aluminum connections especially deceptive: a failing connection can run at a dangerously high temperature for years while the circuit still works perfectly. Nothing looks wrong, the lights come on, and the problem is quietly getting worse behind the cover plate. That's why "it's been fine for 40 years" isn't the reassurance it sounds like.
If you notice any of the signs above, don't wait — and don't remove a cover plate to check it yourself. Loose aluminum connections can be live and dangerous even when nothing looks obviously wrong.
Our fix is a full copper rewire of the affected circuits. Rather than treating each connection point individually, a rewire replaces the aluminum branch circuit wiring outright — so there's no open question later about whether every connection in the house was actually caught and corrected. It's the more thorough path, and it's the one we stand behind.
You may see a different approach discussed online: pigtailing every individual connection with specialized crimp or setscrew connectors, sold under brand names like COPALUM and AlumiConn, rather than replacing the wire itself. Done correctly by a trained installer, that's a legitimate repair method — but it depends on catching and correctly treating every single connection in the home, with no margin for a missed one.
What doesn't count as a real fix either way: replacing a "CO/ALR" rated outlet by itself, or twisting on an ordinary wire nut. Those manage a symptom without removing the underlying hazard. If a contractor quotes you a fix that stops at a few outlets, get a second opinion.
Knob-and-tube (K&T) wiring came earlier — it was the standard residential wiring method from the late 1800s through the 1930s and 40s, and it's uncommon in homes built after about 1950. You'll recognize it by its porcelain knobs, which anchor wires as they run along framing, and tubes, which protect wires where they pass through joists and studs.
Two things make K&T a serious concern in a modern home:
• There's no ground wire. The system was never designed with one, so there's no safe path for stray current when something goes wrong — raising both fire and shock risk.
• The original insulation ages out. Cloth and rubber insulation from that era dries out and turns brittle over 80–100+ years. It's especially prone to failure where later owners buried it under blown-in or batt insulation it was never designed to handle; K&T needs open air around it to shed heat.
Signs your K&T wiring may already be at that point:
• Cracked, brittle, or missing insulation where wiring is visible in an attic, basement, or crawl space
• Wiring buried under blown-in or batt insulation with no air space around it
• Frequent breaker trips or blown fuses on circuits you know run through K&T
• Discoloration, scorching, or a burning smell near a splice or knob
The short answer on timing: replace it before a renovation opens the walls anyway, before it becomes the reason an insurer won't renew your policy, or as soon as you notice any of the signs above — whichever comes first. Very few homeowners replace K&T on a leisurely schedule; it's almost always a deadline set by one of those three.
Worth knowing: existing K&T isn't automatically a code violation. Most codes allow it to stay in place if it's intact and unmodified — the practical pressure to replace it comes from insurers, lenders, and buyers, not from a code officer knocking on your door. That's also why so many of these projects end up on a deadline rather than a wish list.
Across our recent whole-home rewire projects, proposals have run from about $15,000 on the smaller end to just over $30,000 on larger homes or homes where the wiring is hard to reach. Partial-scope work — replacing a few problem circuits rather than the whole house — comes in well below that.
If you've seen a $12,000 figure quoted online as a typical whole-home rewire, treat that as a best-case floor: a small house with ideal access and no panel work. It isn't what a hundred-year-old home with plaster walls costs to rewire correctly.
What actually moves the number on your home:
• Accessibility. The single biggest factor. A walkable attic and a crawl space make a rewire dramatically cheaper than plaster walls with no access path, where finished surfaces have to be opened and patched.
• Device and circuit count. Every outlet, switch, and fixture adds labor. A 40-device house and a 90-device house are different projects.
• Panel condition. If the existing service can't carry a modern load, a panel or service upgrade joins the scope.
• Finish repair. Drywall patching, texture matching, and paint after the walls are closed back up.
• Permits and inspection. Usually required on work at this scale, but mainly only in city limits.
This is usually what forces the decision. Many insurers decline coverage on homes with active K&T wiring outright. Those that will write a policy frequently charge 50–100% higher premiums than a comparable home with modern wiring. Some will only bind coverage if you commit to replacing the wiring within a set window, often 60 days.
There's a resale angle too: homes with active K&T can see reduced offers or a smaller buyer pool, since buyers' lenders and insurers flag it during closing. Fixing it before you list is almost always cheaper than renegotiating after an inspection report lands.
A few carriers will still cover a home with K&T left in place, but only if it meets specific conditions:
• The exposed wiring is in good condition
• Every circuit has breaker or fuse protection
• No outlets or circuits have been added to the original system since installation
That's the exception, not the rule, and it still requires a licensed electrician's documented inspection to qualify.
Often, yes — this is a separate hurdle from insurance, with its own, more forgiving rules. Fannie Mae, Freddie Mac, FHA, VA, and USDA loan guidelines generally allow knob-and-tube wiring to remain in place, as long as it's judged safe, functional, and typical for homes in the area, usually with a minimum of 60-amp service. In practice, the appraiser flags it, and the underwriter asks for a licensed electrician's written statement confirming the system is safe and adequately rated. That's the loan condition — and exactly the kind of documentation we provide.
If you're selling, yes — at least for aluminum wiring specifically. Texas Property Code Section 5.008 requires most sellers of previously occupied single-family homes to complete a written Seller's Disclosure Notice. The standard statewide form, published by the Texas Real Estate Commission (TREC) as Form OP-H, asks sellers directly whether the home has aluminum wiring. Getting that answer wrong isn't just a technicality. Texas buyers who discover an undisclosed known defect after closing can pursue claims under the Deceptive Trade Practices Act, which allows for attorney's fees and up to three times actual damages.
Knob-and-tube isn't named as its own line item on the form the way aluminum wiring is, but it still falls under the general electrical-systems disclosure every seller completes, so the same "disclose what you actually know" standard applies.
